New Town real estate guide: choosing a home you can make your own

An interior designer’s checklist for viewing apartments in New Town, from usable layouts and daylight to handover and fit-out planning.

A property visit is also a chance to assess how a home will work once you move in. Beyond the brochure and the number of bedrooms, pay attention to room proportions, light, storage opportunities and the condition of the delivered space.

This guide focuses on choosing and preparing a home in New Town from an interior-planning perspective. It does not provide property valuations, investment-return forecasts or a legal assessment of any development.

Start with everyday travel

Visit the building at times that reflect your routine. Check the actual journey to work, school, shops and healthcare facilities rather than relying only on a map's straight-line distance.

Walk the approach to the entrance and look at delivery access, parking arrangements and common-area upkeep. Confirm the current status of nearby facilities directly; proposed amenities should not be treated as already available.

Read the floor plan as a furnished home

Ask for a dimensioned plan and verify key measurements on site. Check whether a comfortable bed, wardrobe, sofa and dining table will fit while leaving usable circulation.

Look closely at irregular corners, columns and narrow passages. These can affect both usable furniture space and the cost of custom joinery. A larger advertised area does not automatically produce a better room layout.

Inspect light, ventilation and condition

Visit during daylight. Note window orientation, nearby obstructions and which rooms depend most on artificial lighting. Examine walls and ceilings for signs of moisture, and ask for the cause and repair history where concerns appear.

Check the delivered flooring, bathroom fittings, utility connections and kitchen provisions against the agreed specification. Record defects and outstanding work through the seller's or developer's documented handover process.

Confirm documents with the right professionals

Ask the seller or developer for the relevant property and approval documents, and have an independent qualified professional check what applies to your particular purchase. Do not treat a marketing brochure as proof of approval.

The New Town Kolkata Development Authority and its online services portal are useful official starting points for local authority information. Confirm jurisdiction and the applicable process for the specific property.
